A House in Killiney

A two-storey detached Italianate styled house (c1840) and Porch with a three-storey return and (c1850) coach house within the Killiney Architectural Conservation Area.
The site is an irregular L-shaped plot with an entrance leg and a lawn terrace that fans out south. The driveway is located to the southern side of the entrance leg on axis with a projecting porch. The facade and wing walls address the entrance and lawn terrace south.
The house is expanded towards the east, laid out to provide clarity of usage and of space at two and three levels (the existing return). It blends the existing cluster of buildings with an entirely different aesthetic so as to contrast the old from the new in terms of best conservation practice.
The new extensions extend as flat and barrel roof forms. These envelop the retained coach house with a contrasting glass and timber material. The new structures are set back from, and subservient in scale, to the original house. The extensions are orientated to exploit the benefit of the east and south open spaces.
